Treasury market warning suggests 7% mortgage rates possible
Mortgage rates have climbed to their highest level since August, driven by a surge in oil prices that has reignited inflation concerns. The 30-year fixed-rate mortgage averaged 6.81% for the week ending October 5, according to Freddie Mac, up from 6.70% the previous week. This marks the highest reading since August 2023, when rates briefly touched 7%. The rise follows a sharp increase in Treasury yields, with the 10-year note reaching 4.8% on October 3, its highest point since 2007. The Mortgage Bankers Association reported that its 30-year mortgage rate index hit an 11-month high, while applications for home purchases fell 5% last week. Home buyers are directly affected, as higher rates reduce purchasing power and monthly affordability. For a typical $400,000 home with a 20% down payment, the monthly payment at 6.81% is about $2,080, compared to $1,860 when rates were at 6% in February. The move matters because it threatens to cool the housing market just as the spring buying season approaches. Some analysts warn that if Treasury yields continue to rise, mortgage rates could push past 7% again, a level not seen since November 2022. The Federal Reserve's recent signals that it may keep interest rates higher for longer to combat inflation have added upward pressure. Next, market watchers will focus on the September consumer price index report due October 12, which could influence the Fed's next move and further sway mortgage rates.
